Although both of these interactions may be considered very unprofessional; neither violates the Code of Ethics. Joe does not have any obligation to inform other agents of the price, terms, or conditions of offers; in fact, Joe owes a duty of confidentiality to his client and can only disclose that information with his client’s direction and consent.
Marianne is not behaving professionally but no part of the Code of Ethics addresses foul language or intoxication. We’ll look at what actions are violations later in this course.
